TERMS AND CONDITIONS

Payment Policy :
A deposit of 25% is due within 5 days of processing your Registration Form and you receiving our invoice, this is non refundable and holds the property for you.
The balance is due 28 days before the let is due to commence.

Cancellation Policy :
If you wish to cancel your booking, you must advise us in writing within 28 days of the let commencing, otherwise you forfeit the payment.

Are the utilities included?
All the gas and electricity, broadband and national landline calls are included.

Refund Policy :
Refunds (excluding the deposit) will be given where cancellations have been advised more than 28 days before the let is due to commence. Refunds are made by cheque unless otherwise discussed.

Privacy Policy :
We will not share your registration details with any other companies.
Any financial details you give us for payment purposes (e.g. credit or debit card numbers) will not be stored by the company and will be destroyed after processing.

Terms and Conditions on our Registration Form :

Rental
This apartment is rented to the named person(s) for the agreed nights and rent as stated on the Registration Form on a short-term basis.
Arrival Day
The apartment is available from 3 – 5 pm on the day of arrival or earlier by agreement, a discretionary charge may be applied.
Departure Day
Guests must vacate the apartment between 8.30 – 10 am or at a later time by arrangement, a discretionary charge may be applied.
Visitors
Overnight visitors are not permitted without prior permission.
Linen/Towels/
These are provided on loan for the use of guests.
Bathrobes
Guests will be charged for towels  and bathrobes which ae damaged.
Cleaning
Kindly leave the property in a clean and tidy condition. We reserve the right to charge for extra cleaning.

There is a vacuum cleaner for guests’ use and cleaning materials are provided. 

Please try to deal promptly with any spills or accidents, which may leave stains.

Guests are to do their own washing–up.
Electricity/Gas
Electricity and gas are included over the duration of the let. However, there will be a surcharge for unreasonable or excessive use.
Smoking
Smoking is not permitted in the apartment, hallway or landing.
Candles
For Health & Safety reasons, candles, oil lamps or any naked flames iare not allowed on the premises.
Pets
No pets are allowed.
Leaks
Please report any leaks immediately.
Furniture and Fittings
Smoke-alarm, lights, shower, electric equipment, switches, cables, fitments or furniture. 

Kindly contact the management if there is a problem.

The management reserves the right to change the furniture and fittings as and when necessary.
Breakages
Please report breakages as soon as possible.
Damage
Guests are expected to take care of the property and to make good or to pay for damages.
Theft, deliberate damage or misuse of property by guests will be charged.
Possessions
The management is not liable for the theft or damage to any property left in the apartment or in the car park.
Guests must take reasonable steps to secure their belongings and to lock the apartment and their car.
Problems
Please report any problem to the management as soon as possible. 
We endeavour to rectify any problems within 24 hours.
Noise
All our properties are in quiet blocks of apartments, please be considerate to the neighbours at all times including arrival and departure.
Please observe the normal noise code between 11pm and 9 am.

The rental may be terminated without refund if a complaint is received.
Parking
Please park within the marked allocated bay or one of the visitor bays if necessary.
Telephone
Guests are welcome to use the telephones within the property, however we will require subsequent payment for the calls when we receive the bills from the providers.
Post
Guests cannot use this as a mailing address.
Reservation & Payment
There is no confirmed reservation until a 25% deposit is accepted together with the completed Registration form. 
Reservations will not be held beyond a week without a deposit being received.

Guests are kindly requested to pay the balance at least 4 weeks prior to arrival.

For late bookings, the full balance will be paid in cash on arrival.
Management reserves the right to refuse a booking without cleared payment, correct details or any other reasons.
Cancellation
Cancellation within 28 days of arrival will mean the forfeiture of the full payment.
Insurance
Guests are strongly recommended to take out holiday cancellation insurance.
